Calgary location of Soderglen Ranch for sale

Bids will be accepted until September 30, 2023, for the Calgary-area operations of Soderglen Ranch, a sprawling property with majestic landscapes, purebred cattle breeding operation and feedlot just 15 minutes north of Calgary.

Airdrie was a village of 1,160 residents and Stan Grad was under 30 when he bought the first quarter section of the ranch years ago. Today it is one of Alberta’s fastest growing cities with more than 88,000 people. The ranch now covers 44 quarter sections on the edge of Airdrie.

The property contains landscape features such as a ravine, water course and water body that comprise part of the Nose Creek watershed. At 7,000 acres, it will be the largest ranch ever sold near a major city in Canada. Months of planning by an expert team of advisors working closely with Grad led to his decision to seek new owners for Soderglen.

Soderglen handles up to 350 cow-calf pairs annually. The feedyard facilities provide a turnkey opportunity for a seedstock operation for any buyer, including permits that could be difficult to obtain today. About 500 purebred bulls are sold at an annual auction to buyers across North America.

The ranch produces about 10,000 tons of silage every year. Another 5,000 acres produce grains, primarily barley, canola and wheat.

Due to the uniqueness of the ranch, no asking price has been established and no real estate agents will be used. 

Bids are to be submitted to Soderglen’s lawyers, and next steps will be undertaken with qualified bidders. The bid package, including timing for submissions, is available via a link online at soderglen.com.

“We expect a variety of potential buyers will be interested. It is too early to suggest what will happen with the sale, although a sale as an ongoing cattle operation is a preferred outcome,” says principal transaction advisor Cam Crawford. “This is a once-in-a-generation opportunity. We expect it will attract a lot of attention.”
